My observations:
Ancient rendered building. Single storey on the street side, with large modern dormer window, steep pitched roof with pantiles.
Only one window, not sash, to street. Windows modernised.
Two decorative roundels on surface say:
Freehold Malthouse, enfranchised. P. Stead 1840. [they presumably came from buildings on Beccles Quay.]

My comments:-
Brick facade, painted. Pantile roof, continuous, but with gable ends projecting at each end. No chimneys. Change of angle of
pantiles at base, suggesting thatch, but the angle of the roof too shallow. Modern windows, but wider than tall flat arched.
No 11:-  One ground floor window to street indented, but blocked up. One of two of first storey also blocked. Smaller height,
probably the original size. Sign of earlier doorway blocked up. Doorcase looks authentic. Dorscraper to left of door.
No 13:- Upper storey 2 windows, new, probably enlarged. 1 central window filled in and smaller.
Doorcase looks authentic, Adam-like swag decoration. Two lower windows, left one sash, 10 paanes top & bottom, but Victorian.
Right: modern.

My comments:
All one house, but two buildings. Brick, painted. Simple columns or pilasters at either end of No 11. Parapet roof to both buildings,
with shallow roofs. One chimney between two buildings, one on the left.
15 two adjacent inset doorways, arched with fanlights. Left one, simple spoked. Right one more decorative curved ends to spokes.
Three windows on top floor, 6 pane sash windows top & bottom. Not Victorian, but narrow glazing bars. Irregular spacing between
windows. Right window inset within arch, possibly original doorway, as it goes down to ground.
No 17: three sash windows, 6 panes top and bottom on upper storey, one blocked up, but inset. Similar window below. Door inset
arched with fan vault.

My comments:
No 19: Brick facade, painted. Shallow roof, with projected eaves to the front with braces. Upper storey: 4 windows inset, 6 glaging
bars top & bottom, not Victorian. Lower floor: 2 windows, right one does not open, perhaps originally the doorway. Sash window, 6
panes. Door modern. Round window to the right, possibly original, no sign of disturbance to brickwork.
No 21: Brick, 18th century. Parapet roof , hipped, steepish , pantiled & house at right angles to street. Facade appears to have been
added to the front of the building. Square house. Upper floor windows flush with wall, seemingly 18th century with 8 panes.
Lower floor: 2 original arched doorways bricked up. Modern, odd, windows, one with new top. Doorcase very wide, broken
pediment.

LICENCE:    Volunteer  Arms  to  Mark Mills, late of Marquis of Granby; William Bugg takes license of
Marquis of Granby (previously kept Wortwell Dove)
POLICE  COURT:  Emma  Sampson,  wife  of  Roger  Sampson  charged  with  assaulting  Martha  Moore.
Complainant  stated  she met defendant in the yard, who commenced to abuse her. The defendant had
something under her apron, which proved to be a chamber pot. The contents of this defendant threw over
complainant, and then struck her in the face with the pot and caused the blood to flow freely. Upon that
the complainant struck her in return. The defendant’s statement was in complete variance. She said she
was going down the yard and met complainant, who commenced to abuse her and to use the most filthy
language towards her. She also struck the defendant and knocked her down. In the fall the chamber pot
was broken, and she struck complainant with one of the pieces. Defendant further said that complainant’s
children pelted her with the contents of the vessel.
In corroboration of her statements she called William Vyse, shoemaker, [of Thurlow’s Yard] Mrs Mills,
wife  of  Mark  Mills,  publican,  [of  the  Lord  Nelson,  29  Northgate]  and Mrs Oxborough, shopkeeper,

Aldred, the tenant for 25 years, said he got a living out of the premises & had brought up a family of
seven. The house was used by the working class living in the vicinity. There was only one other pub in
the street, the Cambridge Stores, which did not do a quarter of the trade he did. Mr McQueen, 3 times
Mayor of Beccles, said the house always appeared very well conducted. The rooms were fairly large, well
ventilated, and always clean and in good order, and every comfort was provided for the customers. It had
as good accommodation as a club. The Bench decided to refer the licence for compensation.

This property has been a boat yard for most of the last 200 years. For 150 of those years it was run by the Wright family.
It is difficult to trace back earlier than 1804 as it was not owned by either of the two manors of Beccles. It might have belonged  to
one of the manors which owned a small quantity of property in the town, such as Barsham Hall, whose Court Books have been lost.

Marquis of Granby Opened c 1837, closed in 1899

Northgate

Although many pubs named “The Marquis of Granby” were given by the Marquis to the Landlord as a gift for soldiering, this
does not appear to be one of them, as the 1837 Manor record says that it is NOW a Public House, suggesting that this was not the
case in the past, perhaps ten years ago.The Marquis died in 1770 aged 49.

ACCIDENT: Last Wednesday at 7 pm Mr Pulford, hay dealer of Broome, having purchased from Messrs
Horsley  the  mare which caused the accident to Mr Drewell on Saturday - which he knew had proved
vicious, proceeded on his way home, driven by Mr Swan of Geldeston, coachman to Edward Dowson, Esq.
When  they  arrived  opposite  Mr  Cowles’  Academy  [44  Northgate],  the  horse  commenced  kicking  &
became quite unmanageable; until at length, with a view, as he hoped, of preventing an accident, Swan
pulled her into the opening between Mr Garrod’s residence [Tannery House, Northgate?] and his bark
barn; but unfortunately, by this means they were both thrown out with great violence against the wall. The
horse then turned round & ran back, smashing the window of Mr Garrod’s Counting House, and upsetting
a timber grill opposite the Marquis of Granby Public House [39, Northgate], after which, having cleared
herself of the Cart, she ran back to Mr Horsley’s Yard [in London Road, where the Job Centre now stands].
The two men who were quite insensible were conveyed into the Barn & medical aid having been procured,
they were subsequently conveyed to their respective homes.
Maria Butcher of Islington, widow, tenements late Edward Butcher, mistakenly called
Robert Butcher,

Alteration to House formerly Marquis of Granby for Clifford Smith
1900
Indenture

Loftus  Lambert,  an Oulton Broad outfitter bought from E Lacon & Co Ltd for £250 the property “late
occupied as a Public House known as the Marquis of Granby”.
Clifford Smith bought from Loftus Lambert a portion being at the north end of the tenement “then late
occupied as a public house.”
Wilfred Boulter, tailor, bought from Loftus Lambert for £250 numbers 37 & 39. He had a loan from the
Bungay Oddfellows
Mrs Eleanor Boulter, widow inherited from her husband on his death the messe & shop
Smith  &  Eastaugh  bought  “Freehold  messuage  or  tenement  and cottage with the yard and buildings
thereto belonging, formerly part of a public house, called or known by the name or sign “The Marquis of
Granby” and the site of a cottage called “The Old House”... having a frontage of 35ft or thereabouts and
abut upon a common lane called the Watery Lane towards the south... for £245
Smith & Eastaugh went bankrupt. Dr Henry Wood-Hill agreed with the liquidator to buy:
1.) The firm’s property - 74ft or thereabouts on Northgate. On the south, abutting on premises now or late
belonging to George Allan Wright, formerly a common lane and part of premises formerly known as “The
Marquis of Granby”.
2.) The freehold messuage as above, as in 1923
£600 the lot.
Dr Wood-Hill died. Mrs Wood-Hill inherited all the property described in the conveyance of 17 January
1940, as well as Nos 46, 48, 50 & 52 Northgate.
Mrs Wood-Hill gave Nos 37, 39 & 43 Northgate to Pen Wood-Hill
Mrs  Ivy Bent bought the “Wherry” and boatyard for £1800 from George Allen Wright. Frontage 66ft.
Watery Lane not mentioned or shown on plan. Land sold, coloured red on plan right up to wall of 37

Norwich Paper 24 February:

From Alan Mackly, who lectured to the Beccles Historical Society on “Henham Hall and building in the 18th century” on 2 October,
2003
I have looked up my original note on Sam Lilliston. He was paid £10 4s. 6d. for goods carried from Yarmouth to Beccles from 5
March 1795 to 19 Sept 1796. Goods included iron, glass, deals, wainscot and mahogany.
He may have carried goods at other times but is not specifically named. The clerk of the works, Rufus Marsden, went to Yarmouth at
least 14 times between March 1793 and May 1798. He usually bought (Baltic) timber, often at auction. His expenses for a trip were 4
or 5s.
An idea of carriage costs is given for a timber purchase in May 1778. The goods cost £43 7s.7d. Freight to Beccles was
£1 1s 11d and on to Henham 4s. plus 3s. for corn for the horses and assistance in loading at Beccles. This looks very much like the
estate carter doing the Beccles-Henham leg.
The first brick was laid on 26 March 1792 and the house was ready for occupation five years later, although work went on inside for
some time after that.
About 20% of the manhours were worked by tradesmen from London and their wage rate was about 75% above that for local men.
So some 30% of the wage bill reflected London not country wages.

NORTHGATE COPYHOLD [A Garden on the west side of Northgate]
Northgate NX

The garden on the west side of Northgate appears to have been made up of a number of smaller properties some of which at least
belonged to the Manor of Beccles and were Copyhold. The boundaries also changed, so it is not easy to be certain which parts
the present garden - and house - is composed of.
